As a part of our service we offer the following:

1. Listing of the property with the Multiple Listing Service of the Greater Las Vegas Association of REALTORS®
2. Display for lease/rent signs and place lockboxes for agent access
3. Screening procedures which include review of credit reports, rental application, past rental histories, employment and criminal reports of potential tenants
4. Collect rents due, late charges and other monies due owner by tenants
5. Collect and refund security, cleaning or other deposits in accordance with the term of each lease
6. Negotiate, sign, renew and cancel leases on behalf of the owner
7. Provide monthly statements of receipts, expenses and charges and remit to owner less disbursements
8. Terminate tenancies and secure service of notices in the name of owner as such notices are appropriate
9. Survey the property periodically and report any irregularities to owner
10. Hire, discharge and supervise all labor, and purchase supplies for and on behalf of owner required for the operation and maintenance of the property
11. Contract for utilities when vacant, pest control, painting, shampooing of carpets and other such services for the proper maintenance, protection, operation and lease of the property
12. Make disbursements from owner’s proceeds on behalf of owner for HOA and warranty renewals
13. Maintain complete and orderly files containing correspondence, rent records, insurance policies, leases, receipts, paid and unpaid bills

As compensation for these services, we charge:

1. 10% of the gross rents and late fees
2. Initial fee of $400 ($200 set-up fee and $200 credited to your account towards advertising costs)
3. Leasing fee of between 25% and 50% of one months rent
4. Rewrite lease renewal for existing tenant $150
5. Charge you actual cost for advertising, utilities.

For those who do not want full property management services we offer listing accommodation services which include:

1. Listing of the property with the Multiple Listing Service of the Greater Las Vegas Association of REALTORS®
2. Display for lease/rent signs and place lockboxes for agent access
3. Screening procedures which include review of credit reports, rental application, past rental histories, employment and criminal reports of potential tenants
4. Complete lease of owners choice and collect first months rent and security deposit on behalf of owner

As compensation for these services, we charge:

1. On half of one months rent plus an agreed on flat fee to the leasing agent
2. Initial fee of $200 at the time the property is offered for rent (credited towards costs)
3. The actual cost for advertising, signs up and down and other receipted costs (excluding repairs).

Although we can not guarantee a rental rate, we can suggest a rental market value based on comparables in the area.
