Realty America's Plan for assisting you in the buying process:
- Review the buying process with you including viewing homes, offers, counter offers, mortgage,title, inspection, appraisal and other buying procedures
- Work with your lender or assist you in finding a lender to finance the property.
- Review Buyers Cost Analysis so you are prepared for the financial aspects of the purchase.
- Look for homes that meet your needs and arrange viewings of homes.
- Assist you in writing the Purchase Agreement and all Addenda that are applicable to the Purchase.
- Represent you at the presentation of all contracts and help you in negotiating the best possible price and terms.
- Review and explain disclosures, home warranties, title insurance and other essential items of the purchase.
- Present and analyze Counter Offers to come to a “meeting of the minds” with the Seller.
- Furnish copies of the Purchase Agreement, Counters and Addenda and other information to your lender and to the Escrow and Title Company.
- Arrange inspections and appraisals in a timely fashion and review them with you after they are completed for your approval.
- Prepare and present to the Seller or Seller’s Agent a list of your requirements to correct property deficiencies identified in the inspections.
- Make sure you get copies of all Common Interest Community documents and obtain your approval of those documents.
- Follow up on all loan, title and escrow procedures for a successful and timely purchase.
- Arrange the final walk through inspection and verify that repairs you requested after the inspections have been completed.
- Assist you in obtaining property insurance and providing necessary information to your insurance agent, escrow and title.
- Notify you when to schedule utility transfer.
- Review your closing documents for accuracy.
- Schedule signing for the final closing of the escrow.
- Make sure you get the keys to your new home.
- Stay in touch with you following your purchase.
